Thunder Ridge is a destination community.
 
Thunder Ridge roads are privately maintained by its homeowners association (HOA):  TREA, Thunder Ridge Estates Association.   TREA is managed by a volunteer Board of lot owners, up to seven Board members.  TREA also manages the landscaping maintenance at the Thunder Ridge entrance along with other roadside areas within Thunder Ridge including its private park trail areas.  In the wintertime, should there be snow, Thunder Ridge is one of only a handful of subdivisions on Camano Island whose HOA pays for a private snowplow service so that no matter what time of day you need to leave to get to work, etc., the roads in Thunder Ridge are plowed or have been serviced with an eco-friendly ice melt product.
 
Dues per lot are billed and collected once per year, at the beginning of the HOA's fiscal year.  The fiscal year is October 1 - September 30.  For the 2022-2023 fiscal year, the annual dues are $300.  The annual membership meeting is usually the first Saturday in October. 
 
Water for Thunder Ridge lots is provided by Thunder Ridge Water Company, an entity completely separate from the HOA.  The HOA annual dues do not include any payment for the water supply or water service.  Water usage is metered at each lot and usage is billed every two months by King Water Company, the water servicer for Thunder Ridge Water Company.
